Why Do Homes Expire?

A home expires when the listing contract with the broker runs out.

Has this happened to you?

If so,are you feeling any of the following?:

ANGER, FRUSTRATION, FEAR, HELPLESSNESS, REGRET,

HOPELESSNESS, REJECTION, BETRAYAL, DISILLUSIONMENT,

 DAMAGED PRIDE

among other things?

You are not alone.

3 out of 4 home listings expire.

However,most homeowners don't know why.

Some homeowners think they know; If the homeowners know why homes expire, couldn't they prevent it?

Many of these reasons are obvious. Some you will never think of . Others will be apparent but were never disclosed by any agents you may have spoken to. Still more will be denied by some agents to keep you in the dark.
Here are the ten main reasons why homes expire:

COMMUNICATION- Did your agent let you know what was going on during the listing,i.e.,showings,what other agents thought about the home feedback etc.,could you even get in touch with him/her?

PRICE-  Was your home overpriced? Did your agent know it was overpriced?

MARKETING- Was your home marketed properly? Was there even a "marketing plan"?

ACCESS-  Were agents able to show the home? Did they have to jump through hoops just to get an appointment?

MOTIVATION- Are you motivated to sell your home? Is your agent motivated to sell your home?

COMPANY- Did you hire a full-time,professional company with many agetns that will actively market your home?

CONDITION- Did the condition of your home reflect the price? Did your agent tell you how the condition of the home would affect its value?

OFFICE- Did you work with a busy,top-producing office? Did anyone from that office show your home?

GOALS- Did you have goals regarding the sale of your home,i.e.,offer you would accept, time frame, etc. Did your agent know about these goals?

AGENT- Did you choose the right agent? See all of the above.
