The average percentage for the week was 5.19,down from the already traditionally low 5.47 last week. Last year at this time the average rate was 6.14! Needless to say,it is an incredible time to buy a home. Many Long Island Home Buyers are obsessed with the asking price of a home. However,the mortgage rate should carry equal if not more importance when not only making an offer,but deciding what price range they should be looking in.</p>
<p>Take this example. If a home buyer is looking in the mid $300's range,and their mortgage rate is 6%,then their monthly mortgage payment would be roughly $2100(not including taxes &amp; homeowners insurance)&nbsp;a month with a $350,000 house.</p>
<p>If a home buyer is in the low $400's range with a 5% mortgage rate, then the ballpark monthly payment on a $400,000 would be $2000 a month. This buyer would have a lower payment on a house that costs $50,000 more. And, $50,000 is usually a big difference in condition,location,etc on Long Island.</p>
<p>What about with today's "abnormal" rates?</p>
<p>A home buyer looking for a $300,000 home at a 5.5% mortgage rate of about $1650.</p>
<p>A home buyer searching for a $350,000 home at a 5% mortgage rate of $1750. $100 more a month could save tens of thousands of dollars you would need to fix up the house. It could also mean the difference between a house in "move-in" condition and one that needs total renovation.</p>
